Designed by FaulknerBrowns for All Saints Living, Rutherford Street is a 162 apartment, 26 storey high-specification development located in Newcastle City Centre. Setting a precedent at 82 meters the scheme will be Newcastle’s tallest building, and is expected to pave the way for similar developments in the future.
FaulknerBrowns have designed a building of the highest quality. The masonry and glazing façade at the lower levels blends with the existing streetscape and reflects the grade II-listed print works building opposite. At the upper levels, a more vertical
style, with steps and cantilevers is incorporated.
The client appointed Tolent Construction in late July 2017 to deliver the PRS scheme on a tight 24-month programme. Façade assembly strategy therefore called for a unitised solution able to satisfy onerous thermal, fire, and acoustic requirements while incorporating elegant detailing such as saw tooth detail and single transom detail.
FAT have been brought onboard early September 2017 as the highest technical authority to work as part of the principle design team alongside the client, architect, structural engineer etc. to deliver the façade engineering package including robust detailing and performance specification from schematic stages to RIBA Stage 4.
At the end of the eight-week design programme, with principles of construction firmly in place and all buildability, cost and compliance risk mitigated the architected were able to issue design freeze on all façade details, and the main contractor were subsequently able to issue Invitation To Tender to shortlisted specialist façade subcontractors who returned their comprehensive bids within one month.
